On my credit report, a mortgage company shows up, I never took out a loan, how do I clear this? I believe I am a victim of identity theft, I was trying to sign up on Charles Schwab for an account and it indicated that there was some mortgage company listed through my credit report. I have never took out a loan or any large sum of money. How do I clear this? Who do I contact? How do I remove this company off my credit line? I don't even have any credit cards and I am only 18. tax assessment records - why is mortgage company in the name? I am handling a case and without doing a full title exam. Cost and time is too involved for the amount of the claim. Tax assessor records are showing the mortgage company as the second name listed underneath the property owner (as owners). I assume that this indicates either a data entry mistake, reverse mortgage, or possible foreclosure. I did not see any foreclosure legal notices online for that property. I did not think a reverse mortgage would also list the mortgagee and mortgagor as the 'owner'. Any ideas? Please only answers pertinent to the question.

How Can I get a satisfied judgment placed on me by a mortgage company removed? My house went into foreclosure back in 2004/2005, once in foreclosure a sheriff sale was scheduled for April 2006. The price of the loan $42,000 was not satisfied so possession of the house was granted to the mortgage company (I was told this was the same as it being sold to a third party) The house was then sold in October 2007 for $73,600. When I recently pulled my credit report I have the mortgage listed by the original mortgage company (Option One) and also by another mortgage company (American Home Mortgage Service) whom they obviously sold the mortgage to. When I recently pulled my credit report I learned of these two listings as well as a judgment that was placed against me in the amount of the loan ($42,000). Shouldn't this amount be listed as satisfied due to the possession being granted to the mortgage company? I called a lawyer and she stated that the judgment should be listed on my credit report as satisfied and well as the mortgage lenders entries. As of right now the entries by the mortgage companies are showing as open mortgages. The lawyer stated that she could fix this for $660. What do you guys think? Is this something that I can do myself with a little diligence and if so how, or should I pay the lawyer? Any help would be greatly appreciated. Sincerely, Sooooooooo tired of renting!!!!!

How do I build positive REPORTING credit for my small business? I recently got a Business Platinum Visa for my small business (I'm a contractor) through Bank of America and found out today that they only report negative (past due accounts) information to the credit bureaus, not positive. In other words, my $50,000 line of credit is useless because no one can verify that it exists. I have proof of this--I recently tried to get on a builder's list with a mortgage company and they turned me down because I had no positive credit. Is a Line of Credit different--will it report positively to the credit bureaus? (ie: will it report no late payments, credit limit, and high balance information like an ordinary consumer revolving account?) This is an earnest question--Please, knowledgeable answers only! I caught an error in what I said--the current $50,000 I have is a CREDIT CARD (Visa), not a Line of Credit--I hope you can appreciate the difference. $50,000 is my credit limit and I pay normal finance charges like a consumer credit card on any balance that exceeds 30 days. I also have cash advance privileges on it as well. I have never paid late, and in fact--I have been treating it like an American Express in that I have completely paid off the balance with each statement since I have had it. Annoying, huh?--that my very good and responsible business practices aren't getting me anywhere? I just read the first two answers--FYI--Home Depot and Lowe's DO NOT report on business accounts--which sucks seeing as I spent in excess of $800,000 last year alone between the two of them. It is ultimately UNFAIR that HD and L cornered the homw improvement market but conduct their business in such a way as to make things extremely difficult for their largest customer base: the contractors! Shame on you Home Depot and Lowes!
Mortgage companies aren't taking my request for loan modification seriously cuz' my pymnts are current I have 1st & 2nd mortgages. I've sent hardship ltrs, copies of my paychecks & a summary of my finances. Mortgage co. confirms they recvd the documents but I get the impression I am at the bottom of the list cuz' my mortgage doesn't reset until 9/08. I'm trying to get a modification NOW because I am already struggling. Mortgage co. says they are contacting people to discuss work out plans 90 days before the loan resets. I dont want to wait that long!!!Any ideas on how to get to the top of the list for consideration?

To Mortgage agents: How do you shop around for your mortgage company? I have been in the mortgage business for more than a year. Over the year I have moved to different companies twice. With the first company, the branch manager who was also a friend of mine their fees was too high so he suggested to move to another company with him so we could get lower fees. I went along with him but, with this company there were times he took 20 % off my paycheck eventhough our deal was 100 % and his reason was it was out of state. I didn't think it was fair. So I moved to another company that my brother is also using, I like this company since the broker is pretty laid back, but this company has only 5-6 lists of lenders! getting broker's package is big hassle since it delays the funding way too long. So this time I'm trying to be more careful so I wouldn't have to hop around companies too much. Any suggestions on how to pick the right one ? thanks

Is this legal? a certified appraiser, appraised my home at $70,000.00. i had just found out that my mortgage company has the house appraisal listed at $63,000.00. they said that after my appraisal was done it went back to the underwritters and they felt the appraisal came in to high, so they lowered the worth of my home concerning my mortgage. is this legal? can they do this?
Anyone know of a good mortgage company with good rates? Im trying to get a loan to purchase a home and called Bank of America for a pre-qualification letter but eventhough they pre-qualified me for my loan amount, they did so at horrible rates and other costs. First off, the conforming loan limit has increased for high-priced areas and they told me it was wrong yet I have evidence from the Fannie Mae/Freddie Mac site that its not. Second they want me to pay a rate nearing 6% (since they think its jumbo), super high closing costs and put down $10k in reserve (I've never heard of this before). Any companies out there that aren't ridiculous? Or better yet, is there a list of best companies out there?

My house was sold during foreclosure proceedings (not sure if it was a Short Sale) and my mortgage company discharged what I owed. One of my credit reports list this mortgage account as open and past due. The account history shows foreclosure proceeding started. My name is not on the mortgage application but I received summons related to the foreclosure of the house? My husband left me and our son on November 2007 so he can be with his girlfriend and told me that we were getting divorce. On February 2008 we had to renew our mortgage. He filled out mortgage application with no co-sign. The lady from Quicken Loan came to my house and told me that I had to sign some papers. Both me and my ex said that I should not signed anything because I have no income and we were getting divorce, but she insisted for me to do it because I was still legally married at that times, so I signed the papers. My ex stop making mortgage payments since December last year. We got divorce on few months ago with an agreement that my ex husband will take full responsibility for the house and expenses related to the house. Few days ago, I received summon from the court with my ex name and mine as defendants and it said that I am responsible for the house being foreclosure. I called the lawyer who represent the mortgage Company and she simply said that I signed the document so I am responsible for it and suggested to find a lawyer. I look at the mortgage documents. The application has no co-sign and only has my ex name. But then I found out that Quicken Loan put my name on the deed (the original deed has only my ex name), and my name on the mortgage sheet (but not mortgage application). Whenever I called the mortgage company they won't talk to me because they said my name is not on the mortgage list. Is there anyway I can get away with it. My ex told me not to worry because the divorce decree mentioned that he will take full responsible for the house. I just spent 8000 for a divorce lawyer fees and I don't make a lots of money from my jobs since I just starting getting back to work. I am taking care our son by myself, working full time and going to school. Please help me. Thank you. First time home buyer help! What can we do? I am a first time home buyer and we are having a problem with the listing company selling the house. The listing agents assistant said that he sent my Realtor and the mortgage company a copy of the sellers contract on the 7th. He didn't send it until the 13th. We signed it and returned it to him within a day once we finally got it. Anyway, now the crap has hit the fan because we are past our closing date because of his offices negligence. He told our Realtor that he will not send the seller our contract until we sign his addendum that stipulates we pay $150 dollars a day until we close. We will not be able to close until 2 days from now due to other circumstances, though it is not our fault the contract was late in the first place. Also, they told us that if we didn't accept the new contract addendum they would put the house back on the market tomorrow. We have no choice but to pay it for now but I was wondering what action I could take after we get to closing. We would just walk away from the deal if our situation was different and shop around more. I think that they were trying to shop around for someone willing to pay more than we offered. Apparently, this guy is notorious for under the table deals and shady transactions. I thought that since our realtor was on the ethics board he wouldn't try anything, but I was wrong.

I'm in the market for a new home, and I'm using OHFA Down Payment Assistance Grant and to qualify I will have to utilize one of their affliate lenders. There are a few Major banks listed, however the majority are small mom & pop lending companies. I've heard small lending companies often sell their mortgages, and that rates ad terms can change drastically... I'm not really liking that idea. The mortgage company needs one, but I'm not sure if I am supposed to write it in list form or in letter form. We have been approved for a FHA loan, and have gone through underwriting. We paid earnest money, had a FHA assessment, paid for a home inspection, bought home owners insurance, etc. over $3,000.00 invested thus far. The day before we were due to close, I got a call from my mortgage guy saying there is a problem, the company listed on the title is not the company that accepted the offer. They are apparently "sister" companies and an attorney gave Power of Attorney to the wrong company? Unknown to me, they (our mortgage company and the title company) were working on this for over a week with no responses from the owners. Here is the note we got on September 30th from the title company.... "First of all the Bank never gave "REO Company 1" (the company that signed the offer) Power of Attorney to sign the contracts, etc. so the contract needs to be re-executed with "REO Company 2" listed as the seller and signing. The other issue is that this property was incorrectly vested when the foreclosure was done, so they have to have the foreclosure attorney correct the vesting to read "REO Company 2", instead of "REO Company 1". We previously addressed this with our contact over there when the title work came back and was told it was fine and that they could sign off that way as well. Apparently that person did not know what they were talking about because now they are stating it is wrong......" she continues... "With all that being said, we unfortunately will not be able to close this today. They are supposed to get back with us later today to let us know the time frame on corrective vesting deed and we will also need the agents to revise the contract and get it re-executed. Any expenses incurred by the buyer because of this delay will need to be addressed between the listing and selling agent and approved by the seller when the new contract is executed." *We rewrote the offer (no change n purchase priceand have extended our closing date. We love this house and am not willing to walk away. The bank that owns the property is located in S. Carolina, their lawyer is located in Florida, the REO Company 1&2 is located in California and the property is in Wisconsin and listed by a local real estate company. We keep hearing from our mortgage guy and my real estate agent that we will get this house.....my question is this....HOW LONG CAN THIS TAKE TO GET RESOLVED??

I'm using OHFA for their down payment assistance program and have to use one of their lenders. There are a few "Big" companies listed, BofA and Fifth Third. Most of them, however, are small companies. My score is 699 now and I'm confident I'll get approve, but I want to avoid getting played by going with the first mortgage lender that says "YES!"

In December, we received a letter from the IRS about this house. My husband sent them copies of all our bankruptcy stuff. What type of check are real estate companies going to do the tenants when renting a home? I've never rented a home listed by a realtor before and we are going to be selling our home and renting because rent in our area is about $1500 less than a house payment. Where and how can I purchase "call center" and mortgage "trigger" leads for resale? I am interested in selling mortgage "trigger" leads and "call center" leads to mortgage companies and businesses. I know a little about both, but am having a hard time locating sellers of such lists/leads for the New England region.
How does giving a house back to lender affect credit? I transferred out of state 1 1/2 years ago with my job. I had no time to sell it and now it is scheduled for foreclosure. One option the mortgage company gave me was to list it with a realtor or give it back to them. If I give the house back to the lenders, how does that show up on my credit? How does it affect my score? And how hard will it be for me to purchase a home in my new state? They won't let me make payment arrangements since I'm not occupying the house and I can't afford to pay in full $15,000 they're asking.
How to I go about buying a house with a lien held by mortgage companies that are now out of business? Found a vacant house in our town. Neighbors say owners moved, been vacant 3-5 yrs. Found a mechanics lien on house. Lienholder (home improvement company) has no knowledge of lien (lien is 12 yrs old now) and too old to be in their system. The mortgage company they sold it to is no longer in business. Through research have found the mortgage company that took over the other company is no longer in business either!! Anyone know how many yrs before a lien becomes worthless if unsatisfied in TX? Cannot find owners listed on title (dont think they want to be found) and they are going on 3 yrs back taxes owed. Is there any way I can buy this house? If so, what do I need to do/how do I go about doing it? The inside is quite nice and has had alot of remodeling. Its a shame to let it fall in. How would I know which mortgage lenders allow bi-weekly payments? I'm shopping for a mortgage right now and without calling every single company, is there a way I can find out which ones allow or don't allow bi-weekly payments? I would love to do this to save on the interest rate and to take off 7 years on a 30yr mortgage. Just wondering if there was a list anywhere. Right now Pulte Mortgage is looking best for us right now because of the incentives/hoa dues for 2 years, but I don't even know if they do yet. Are there any mortgage companies who only pull Equifax? Obviously my equifax score is higher. Is there a list. I know the majority probably pull all three and use the middle score. Just asking.

How do I get a lien off my mortgage? A title search was done by a home investment company who has contracted to buy my house. The results show that there is an involutary lien on my house. But the company name listed is not the mortgage company we have been making our payments to. The lien date and amount are the exact date and amount when we refinanced our present loan with our present mortage company. What does this mean and how can I resolve it?

Do I negotiate an offer on a short sale first, or should it go directly to the mortgage company? I have my home listed as a short sale. My realtor has 3 offers that are $50,000 below the list price. The list price is $25,000 less than what I owe. I am not willing to accept any offers that low, but my realtor says it's not my call, that he will submit them to my mortgage company without my approval. Can he do this? Why are sponsors listing "titles" say inter-lake mortgage when they are just marketing companies? I own the mortgage company - Inter-Lake Mortgage Company in Michigan. The sponsor listing using my company name is illegal. Most of these sites are marketing companies collecting "YOUR" personal information and selling the information to any company willing to pay for the personal information. These are not the best companies to work with since they have to purchase the information instead of advertising themselves. DO NOT USE THESE COMPANIES. A good company receives most of the customers from referrals. You will find that your information is sold over and over. You receive calls, emails for months, and possibly years from all types of companies and most likely third world countries. So next time deal with a finance company directly.

Does a zero balance on a mortgage Charge off mean they sold the debt? I have a 2nd mortgage charge off listed as bad debt with a zero balance. Does the zero balance mean they sold the debt to another company. If I wanted to obtain that information how would I do so? My credit report just states that it was "Bad Debt" and charged off as profits and loss.
Anyone know of a good mortgage company with good rates? Im trying to get a loan to purchase a home and called Bank of America for a pre-qualification letter but eventhough they pre-qualified me for my loan amount, they did so at horrible rates and other costs. First off, the conforming loan limit has increased for high-priced areas and they told me it was wrong yet I have evidence from the Fannie Mae/Freddie Mac site that its not. Second they want me to pay a rate nearing 6% (since they think its jumbo), super high closing costs and put down $10k in reserve (I've never heard of this before). Any companies out there that aren't ridiculous? Or better yet, is there a list of best companies out there?
Can someone listed as a "co-borrower" on a mortgage claim all of the interest paid on her taxes? As a co-borrower, the mortgage company does not report the interest paid under her social security number. It is only reported under the primary borrower's social. Can the co-borrower still claim the interest on her taxes? I assume that as long as only one person claims the interest, not both, then there is no problem. But the IRS might think this is fishy if the interest isn't reported under the co-borrower's social.
Were can I find a company or mortgage broker that can find or finance small Commercial and Multi Family loans? I am currently in the market to buy a five unit multi-family property listed at $180,000. Because it is considered a commercial property I’m having a hard time finding a lender that does commercial loans under $500,000. I should be able to put 20% down by drawing equity out of another propriety so I don’t foresee there being a problem financing it. I would appreciate any suggestions.
